GREAT DEAL IN BRIGHT WATER SUBDIVISION



This home is a foreclosure first listed for $292,000. It was a good deal then and at $243,000, its a KILLER deal now. Of the 9 homes currently on the market in this commmunity, ranging from $349,000 to $469,000, it's the cheapest by far and no home has sold in this community for lower than $270,000.

The Bright Water community is located in the Brookwood High School District off of Webb Ginn. The neighborhood consists of stately two-story homes, 3,500+ square feet, 3-4 sided brick, built between 1998 & 2001. The community has great access to Ronald Reagan Parkway and offers swimming, tennis, and a clubouse.

Ex-Treasurer 'boosts' thousands from the Brookwood High School booster club!!!



On a more somber note, Brookwod High School made recent headlines when a former treasurer for a high school booster club was arrested Thursday afternoon on charges she stole between $10,000 and $15,000 from the Brookwood High School Track & Field booster club. Both the AJC and the Gwinnett Daily Post have write ups on the details. According to the Gwinnett Daily Post: A similar occurrence happened in Gwinnett just two years ago. Pete Casciano, then the treasurer of the Grayson High School wrestling booster club, was alleged to have stolen as much as $40,000 from the group.

Casciano was believed to have made car and mortgage payments with the funds.


I wonder if it's proven that mortgage payments were made on her property if the judgement would have any recourse to retrieve money from her lender. Would there be a way to get the money back from the lender making her delinquent and likely default on the loan? A long shot, but crazier things have happened.

New Home Community in the Brookwood High School District

River Stone is a new community in the Brookwood High School District by Ryland Homes. It is actually the second phase of the existing River Stone community across the street that was completed in 2006. Phase two was started at the same time with exterior landscaping, subdivision entrance, streets, plumbing stacks and lots developed, but no homes were built as the market declined in 2007 so phase two sat vacant for a few years. With lending restrictions loosened and a new surge of buyers pursuing rock-bottom interest rates, new homes began to go up as early as last year. The community is now in full-swing with standing inventory ready to be purchased.

These homes appear to be slightly larger from the elevations and a higher price point likely reflects the larger homesites available. The first thing I noticed is that it's amenities package won't be shared with phase one(clubhouse/pool/playground)which would be a bummer if you have to travel across the street to go swimming. But even if you did, with up to 4 acre homesites available, you can put in your own pool & bring the party to you. However the Ryland website does advertise: River Stone will have tree lined streets with sidewalks and streetlights, plus our fabulous amenities which include; a club house, Jr. Olympic size swimming pool, two lighted tennis courts, a basketball court, tot lot, slides and swings. Biggest pro on phase two is that it backs up to green space and not Ronald Reagan Parkway or the railroad tracks like parts of phase one.

Most expensive new construction home in the Brookwood High School District


So here it is, the most expensive new construction home in the Brookwood High School District. It's in a gated community with stately, somewhat custom, Earthcraft built homes. It's listed at $658,900 and over 4,800 square feet. All of the aestetics you would expect at this price point except a finished terrace level. Biggest drawback is the dead president in the backyard (watch the video!)
